My experience with Theresa Riggs was a complete disaster. Communication was abysmal, filled with misinformation and empty promises. They conveniently "forgot" to disclose crucial property information, and their exorbitant fees felt like a blatant scam. Hi Theresa, Thank you for the book you put together printing all the paperwork I will most likely look for especially come tax time and when I need to refer to my Home Warranty. I was wondering what your commission was for this sale, especially since you keep providing service weeks after we closed!You earned every penny you got! Trying to find a agency and a Realtor can be very stressful when it’s time to sell.
So we knew we had to dig in and begin some research. After days of reading reviews. And recommended agencies we chose Coldwell Bankers Home Source. Now we needed a agent. After a bit more reading we found Theresa Riggs. After our first meeting I knew we had chosen the right person for the job. She always had our best interest first. Answered our calls. And make the chore of selling a home so much easier. We were not in the location of the home. Two hours away to be exact so having someone you can trust is very important. After having issues with our first agent, we decided to contact Coldwell Banker for assistance in selling our home. Theresa was the lucky agent that received the call and we were very comfortable with her from that first phone call. She is also very organized and highly dedicated.
Not only were we able to sell our home after being on the market for only 3 days, but we also received several offers over the asking price.
Theresa even went that extra mile for us, from assisting with negotiations of selling our appliances and other furniture, but also assisted with questions we had after the sale.

Working with Theresa is impressive. Buying a house is scary. I don’t know the laws, the forms, or qualifying rules. Add to it COVID and a competitive market for buyers? It had the potential for stress. I was looking in an area two hours away. The process took a huge commitment from Theresa; with research, driving, and time commitment. Southern California freeways at the wrong time of day mean a long drive home.
What impressed me repeatedly was that Theresa saw each obstacle as just another hurdle to get us the property we sought. She knew the goal. My tastes and ambitions changed as the process evolved, and Theresa adjusted. I was amazed at the forms she knew needed to be filled out, the releases, the disclosures. Thank goodness I wasn’t handling this myself. I would have quit.
A couple of times I could not put my finger on “why” a certain house didn’t feel right. It just didn’t. It met all the criteria we’d set, and I was sure Theresa had to be frustrated. I would have been. Instead, she would say “ok, that’s not the one, we have more to look at Tuesday”, and off we went.
We’ve all had people in business let us down. Whether it be a deadline missed, an opportunity lost, or simply not being on top of a project, it’s happened to everyone. I don’t think I have ever dealt with anyone who anticipated all details, handled each twist and explained every legality as competently. Theresa tells you what she’s going to do, then does it.
After spending a full day with Theresa, she would call me late night and say “hey, I have an idea, let’s do this.” I, the buyer, was the one saying “ok, ok, let’s take a break here, let’s get some rest.” Her energy and focus was indefatigable. Her drive to the finish and unwavering commitment to getting the right house is the personality trait friends call “T-Rex.” That she is, and it’s nice to have a T-Rex on your side.
